Residential Sale Fees

Our legal fees for selling a home are based on the sale price of the property. The figures below apply to a standard residential property sale and exclude VAT and third-party costs.

VAT is charged at 20% on our legal fees.

Where the property is leasehold, an additional fee of £295 plus VAT may apply.

For properties valued above £1 million or transactions involving unusual or complex circumstances, please contact us for a tailored quotation.

What Is Included in Our Standard Fee?

Our standard fee covers the legal work required to complete a straightforward residential property sale, including:

  • Obtaining and reviewing the property title
  • Preparing the contract documentation
  • Reviewing your property information and fittings and contents forms
  • Sending the contract pack to the buyer’s solicitor
  • Responding to standard legal enquiries
  • Obtaining mortgage redemption statements
  • Preparing and approving the transfer document
  • Exchanging contracts
  • Completing the sale
  • Repaying mortgages and other secured charges
  • Transferring the remaining sale proceeds to you

We do not charge for standard residential conveyancing work on an hourly basis. Where additional or complex work is required, we will explain the likely cost and obtain your authority before carrying it out.

Third-Party Costs

Third-party costs, sometimes called disbursements, are payments made to other organisations as part of your sale. These are payable in addition to our legal fees.

Typical costs may include:

A copy of the registered title and title plan would currently cost £6 in total where both documents are required. VAT may apply to some third-party charges.

Third-party fees are set by the relevant organisation and may change. We will confirm the costs applicable to your transaction.

Additional Work and Fees

Some sales require legal work beyond that included in a standard transaction. We will tell you where an additional fee applies before carrying out the work.

There is currently no additional charge where:

  • The property is sold through a contract race involving more than one buyer
  • Completion takes place less than 14 days after exchange of contracts

Apartment Sales and the Building Safety Act 2022

Additional work may be required when selling an apartment affected by the Building Safety Act 2022.
