Residential Purchase Fees
Our legal fees for buying a home are based on the purchase price of the property. The figures below apply to a standard residential property purchase and exclude VAT and third-party costs.

VAT is charged at 20% on our legal fees.
Where the property is leasehold, an additional fee of £295 plus VAT may apply.
For properties valued above £1 million or transactions involving unusual or complex circumstances, please contact us for a tailored quotation.
What Is Included in Our Standard Fee?
Our standard fee covers the legal work required to complete a straightforward residential purchase, including:
- Reviewing the contract and investigating the legal title
- Reviewing the property information supplied by the seller
- Raising legal enquiries with the seller’s solicitor
- Ordering and reviewing the standard property searches
- Reviewing your mortgage offer and acting for your lender where applicable
- Reporting to you on the property, contract and mortgage
- Preparing the transfer and completion documents
- Exchanging contracts and completing your purchase
- Preparing and submitting the Stamp Duty Land Tax return where required
- Registering your ownership and mortgage with HM Land Registry
We do not charge for standard residential conveyancing work on an hourly basis. Where additional or complex work is required, we will explain the likely cost and obtain your authority before carrying it out.
Third-Party Costs
Third-party costs, sometimes called disbursements, are payments made to other organisations as part of your purchase. These are payable in addition to our legal fees.

Additional Work and Fees
Some purchases require legal work beyond that included in a standard transaction. We will tell you if an additional fee applies before carrying out the work.

The auction purchase fee does not include reviewing the auction pack before the auction or attending the auction.
Apartment Purchases and the Building Safety Act 2022
Additional work may be required when purchasing an apartment affected by the Building Safety Act 2022.
